Services

Design - Design Services for residential & light commercial projects. Homes of all sizes and styles (including log structures), as well as tenant improvements (offices, small retail, restaurants, etc.) see below *.

Drafting - CAD drawing services are available for any type of building project. Plansets, steel shop drawings, engineering details, elevations, etc. Clean prints with lots of applicable detail is what we are known for. Stock Residential Plans for Contractors & Developers are also available. If you are an architect, engineer, or steel fabricator, outsource those dedious drafting tasks to ABC...it's what we do!

Planning - ABC can act as your agent in applications and hearing processes for a variety of functions such as design reviews (standard or historic), variances, accessory dwelling units, permit intakes, etc.

GREEN: ABC is up to date on "Green" design and construction products and methods. From simple passive design aspects to more complex high technology options, ABC will work with you to make your structure as efficient and eco-friendly as you desire.

AGING IN PLACE: If plan on living your life out in your current residence, come to ABC for information and help on how to make your existing residence the safe, comfortable, and accessible home that it needs to be now, and in the future.

Why use a Designer? Custom home plans are construction-ready site appropriate working drawings of a design that the homeowner or builder commissions the designer to create. A reputable designer has a business name and professional ethics that are not negotiable. A reputable designer will have a signed consulting contract in place that outlines the terms and conditions of each project, both for the performance of the owner and the designer. A designer has the right to refuse any project. Most designers have a first-in, first-out process, meaning that when you enter the queue, you will stay in that position until your project is completed (another project can not bump you out). A reputable designer will provide an honest timeline and provide full size finished print sheets with full details and notes applicable to local codes. Most design professionals will not quote a fixed fee over the phone, but will request to meet and evaluate the project in person. Projects vary in size and complexity, and so phone quoting can only provide a general range of cost. A designer may invoice a fixed pre-arranged fee, or invoice by hours of work on the project. The consulting service contract should spell out all of these aspects and requirements.

STOCK PLANS: ABC may have your exact home design on file (you never know). We target the size and style of what you need, review past projects, and present options that are unique and custom to your project/site. If you have a design that you have seen elsewhere, please bring that and all of your ideas to us. We will design exactly what you need!

REMODELS: A large portion of ABC's projects are remodels, renovations, or additions. Unlike most designers, we enjoy the challenge of designing modifications to an existing structure. It is a process, with designer experience and communication being key to the succes of the final product.

*At ABC, we have the ability to act as your agent and coordinate the various aspects of the project. Commercial projects are subject to client and municipal requirements. Commercial projects require (for building permits) the stamp of a professional engineer, professional land surveyor, and/or licensed architect. Upon appointment by the client, ABC can act as agent for the client to coordinate some or all aspects of the project with the required licensed professionals.
